Structural Survey, Damp & Timber Survey or both?

   

 

For most people their property, or a property they are purchasing, is the most significant investment they will make in their life so taking any unnecessary risk shouldn’t be considered. This should include the risk of not carrying out general annual maintenance to prevent damp entering your property, because damp is the major cause of damage and decay.

If you are buying a property it is very important to have a thorough Building Survey carried out by a qualified RICS surveyor. He or she will carry out a detailed survey to all of the external and internal elements of the property, to assess their condition. Contrary to some people’s belief a mortgage lenders valuation is not a Building Survey, in fact it is not even carried out for the benefit of the borrower, it is for the benefit of the lender to assess if the property qualifies for the loan.

We will carry out a thorough, honest survey which is not exaggerated nor understated. We will also submit a very detailed report on our findings, including our opinion on what maintenance problems we feel are contributing to the damp or decay in your property. If you wish, we will recommend what repairs are required and submit our recommendations for the repairs that are required.

A Tapco HomeDry damp & timber survey will establish the amount and cause of any damp and what is required to eliminate it. It will also determine the condition of the structural timbers, identifying any infestations of wood boring insects (woodworm) or wood rotting fungi.

An RICS Building Survey will establish the general condition of the whole property and advise you of any defects, or the risk of any defects throughout the property, which will allow you to make an informed decision on whether or not to proceed with the purchase.
