Why you should carry out property repairs prior to selling.

 

If you are planning to sell your property are you going to carry out any repairs before you put it on the market or wait for your purchasers surveyor  to find the problems and risk them pulling out or considerably reducing their offer. If you put yourself in their position none of us want to buy an expensive item like a property and then risk the possibility of spending thousands of pounds carrying out remedial work and repairs. If they really like and want your property their priority will be to considerably reduce their offer, probably over and above the cost of the work, to ensure they will not be out of pocket if further defects are found.

It makes much more sense for you to instruct your own specialist surveyors to inspect your property, prior to marketing it and report/estimate for necessary repairs. This should include a timber and damp survey by a member of the Property Care Association (PCA), a qualified electrical report, qualified plumbing/gas report, CCTV drain survey and general maintenance. You should then undertake all necessary repairs by reputable companies who issue valid guarantee’s and certificates which can be handed over to your purchaser on completion of the sale.

Our experience tells us that not only does carrying out repairs yourself save a lot of money but it instills confidence with your purchaser that they are buying from a responsible vendor and not buying a long list of problems. The sale will go through smoother and quicker and you will save money. It has to make sense.
