Don’t get in too deep – waterproofing your basement

Basement leakages are common problems and they can escalate if they are left unattended. Basement leakages not only weaken a building’s structure, but can also result in flooding. A damp and wet basement can lead to the presence of mould and mildew which are serious health hazards. Quick action should be taken upon realising that your basement needs repairing.

Deciding what action to take will largely depend on the type and the extent of the issue. Products and methods need to be selected on your findings. It may be helpful to confer with a professional to find the best solution in addressing the issues.

If your basement is experiencing flooding or leakages, it is important to address the source of the problem first. The cause of the leak needs to be sorted out before any work on the basement can be done. Any traces of mould or rust which may pose a health risk to the inhabitants of the property, should also be dealt with swiftly.
There are a number of things that can be done to waterproof a basement and prevent it from any further water or mould issues. It is crucial to make sure all gutters and drains are cleaned out, repaired and working properly so there are no leakages in the future.

Depending on the severity of the leaks and flooding, you may have to deal with the repairing of foundation cracks. Large cracks are usually the result of structural problems or serious water damage. These may have to be handled by experts who can professionally evaluate the situation. Cracks occur because concrete is made up of water, cement, gravel and water. Small cracks may not seem like a big problem but they do allow groundwater, debris and insects entry.

Leaks and flooding also contribute to condensation. It is very common in basements and traces can be found on walls. If condensation is left untreated, it can cause mould, wood rot and weaken structures. There are a number of things that can be done to reduce the level of condensation.

The basement can get very wet and cold during the winter months so it is important to get head circulating around the room. Using a dehumidifier will also aid in solving the problem. Moist air tends to make contact with exposed, cold pipes. Insulating them with foam, for example, can stop such contact.

You can also choose to line the walls with a waterproof coating. These paints come in a number of bases such as oil and latex. It is best to find out that has an anti-mould agent. This way, the paint it targeting both damp and mould which are two continuous problems with wet basements.

If you are really struggling with leaks, floods and a wet ground structure, you can always invest in a drainage system. Any water that collects underneath or at the sides of the foundation can be pumped away in the opposite direction from the home.
