DAMP – WHO IS RESPONSIBLE?
There’s often confusion among tenants and landlords, about who is responsible for damp and timber decay problems in a rented property. If rising damp or lateral damp from the ground, damp from leaking roofs or defective maintenance has been diagnosed, then these are usually the responsibility of the freeholder or landlord, because they are structural. If the problem is high humidity (condensation) it is often the fault and responsibility of the tenant, because its usually due to their life style, and the failure to control it, A thorough survey by a qualified Tapco HomeDry surveyor, using a calibrated damp meter, Hygrometer and Thermometer, will determine the exact cause of the damp and what or who is responsible for it.
Once our investigation is complete, the landlord or managing agent will receive a very detailed report, together with recommendations on how we will deal with the problem and what to expect when the work is being carried out. Our surveyors are qualified to the high standards on the PCA (Property Care Association) and our fully trained technicians are very experienced at working in occupied properties and will keep both you and your tenants, updated, for the duration of the work.
