Oxford, Abingdon and Henley: Flooding and Damp in Historic Homes

The Thames, known as the Isis through Oxford, and the Cherwell shape Oxfordshire’s riverside towns. Oxford, Abingdon, Wallingford and Henley-on-Thames all have low-lying areas with a history of flooding, and many of their homes are historic or listed.

Flood-prone ground

Low-lying ground near the rivers can flood after prolonged rain, and high groundwater affects cellars and ground floors even when there is no visible flooding. Walls that have been soaked may hold salts that keep drawing in moisture long after the water has gone.

Historic buildings need a different approach

Many Oxfordshire homes are built from limestone, ironstone or soft brick with lime mortar, and many have no original damp proof course. These walls manage moisture by letting it evaporate. Problems often start when that balance is upset:

  • Cement pointing or render that traps moisture in the wall
  • Raised ground levels, paths and flower beds against walls
  • Failed gutters and downpipes on stone walls
  • Impermeable modern paints and plasters

Sympathetic repairs

For historic buildings, the right answer is often to deal with the causes first: lower ground levels, repair rainwater goods, replace cement with lime and use breathable plasters and paints. Where a treatment is needed, it should be compatible with the building’s construction. Listed buildings may also need consent before work.

Thatch, timber frames and woodworm

The county’s timber-framed and thatched properties are vulnerable to decay wherever water gets in, and old floors and beams are often checked for woodworm.
