Experts in Condensation & Mould Control in Oxfordshire Since 1971

Condensation is the most common cause of black mould in Oxfordshire homes, and it often gets mistaken for rising or penetrating damp. Bleach and mould-resistant paint only treat the symptom.

Our surveyors take humidity, temperature and surface readings to understand why moisture is building up in your property, then recommend changes that stop the mould returning.

Historic Oxfordshire properties were designed to breathe. When they are sealed with modern windows, gypsum plaster and vinyl paints, condensation and mould often follow.

We recommend ventilation solutions that suit older buildings.

Signs of condensation and mould in Oxfordshire properties

  • Black mould on walls, ceilings and window reveals
  • Streaming windows, especially in the morning
  • Mould behind furniture, in wardrobes or on clothes
  • Peeling wallpaper or blistering paint
  • Cold, damp-feeling external walls in winter
  • A musty smell and stuffy air

What causes condensation and mould in Oxfordshire properties?

Oxfordshire is full of historic buildings: Cotswold limestone cottages, ironstone houses around Banbury, timber-framed and thatched properties, and Georgian and Victorian townhouses in Oxford, Henley and Abingdon. Many are listed or in conservation areas, built with lime mortars and solid stone walls that need breathable, sympathetic treatments rather than impermeable modern materials.

Thatched roofs, timber frames and solid stone walls are vulnerable wherever rainwater goods fail or ground levels rise against walls, and old timber floors and beams are often affected by woodworm and rot.

Where we see condensation and mould most in Oxfordshire

Didcot & Thame

Newer housing and period town centres, where condensation in modern homes and rising damp in older ones are common.

Banbury

Ironstone houses alongside interwar and post-war housing, where damp in solid stone walls and wall tie corrosion feature.

Oxford

Georgian and Victorian townhouses, college buildings and riverside homes, many listed, in a city with a long history of flooding from the Thames and Cherwell.

Our condensation & mould control service in Oxfordshire

Every home produces moisture from cooking, showering, drying clothes and simply breathing. When warm, moist air meets a cold surface such as a window, an external corner or an uninsulated wall, it condenses. Where ventilation can't remove that moisture fast enough, black mould follows.

Solutions depend on the property. They may include positive input ventilation (PIV) units that gently replace moist air with filtered fresh air, continuous-running extractor fans in kitchens and bathrooms, humidity-controlled fans, improved trickle ventilation, or insulating cold spots. We also check for hidden leaks and penetrating damp that can make condensation worse.

For landlords and managing agents, our written report gives a clear, independent assessment of the cause, which is invaluable where responsibility is disputed.

Condensation & Mould Control in Oxfordshire: your questions

Why do I get mould every winter?

In winter, windows are closed, heating cycles on and off and walls are colder, so moisture has fewer ways out and more cold surfaces to condense on. Improving ventilation is usually the long-term fix.

Will a dehumidifier solve condensation?

It can help in a single room but rarely fixes the cause on its own. A whole-house approach to ventilation and cold spots is more effective and cheaper to run long term.

Is condensation the landlord's or the tenant's responsibility?

It depends on the cause. Lifestyle plays a part, but the building's ventilation, insulation and condition are often the main factors. Our independent report helps landlords and tenants in Oxfordshire understand what is causing the problem.

Is black mould harmful?

Persistent mould and damp can affect indoor air quality and may aggravate allergies, asthma and other respiratory conditions in some people, so it is worth tackling promptly.

Do you treat listed and stone buildings in Oxfordshire?

Yes. Much of our Oxfordshire work is on listed limestone, ironstone and timber-framed buildings. We use breathable, lime-compatible materials and fix causes such as raised ground levels and failed rainwater goods before considering anything invasive.

Which parts of Oxfordshire do you cover?

We visit Henley, Abingdon, Wallingford and Oxford most often, and cover the rest of the county on request. Call us to check your area.
