Experts in Cracked Walls & Wall Ties in Hampshire Since 1971

Horizontal cracks every few courses of brickwork, bulging walls and lifting window sills are classic signs of failing cavity wall ties, a problem we find in many Hampshire homes built with early mild steel ties.

Other cracks have different causes. Our surveyors inspect the ties inside the cavity with a borescope and assess any cracking before recommending a repair.

Hampshire's coastal towns and twentieth-century housing estates, from Portsmouth and Southampton to Basingstoke and Farnborough, commonly show wall tie corrosion.

Our surveys use a borescope to check the ties before any repair is recommended.

Signs of cracked walls in Hampshire properties

  • Horizontal cracks in mortar joints, often every fourth to sixth course
  • Bulging or bowing external walls
  • Window sills or lintels lifting
  • Stepped cracks around doors and windows
  • Cracked or bulging render
  • Gaps opening between walls and window frames

What causes cracked walls in Hampshire properties?

Hampshire ranges from Victorian and Edwardian terraces in Portsmouth, Southsea and Southampton to flint and brick cottages, thatched village houses and listed buildings around Winchester, Romsey and the New Forest. Garrison towns such as Aldershot and Farnborough have large numbers of early twentieth-century homes, where original damp proof courses and wall ties are reaching the end of their life.

Much of central Hampshire sits on chalk, but the river valleys of the Test, Itchen and Meon have high water tables, and coastal areas around the Solent are low-lying. That brings moisture pressure to cellars and ground floors near rivers and the coast.

Where we see cracked walls most in Hampshire

Southampton

Victorian, interwar and post-war housing around the docks and river estuaries, where condensation and wall tie corrosion are common.

Farnborough, Fleet & Aldershot

Garrison-era and early twentieth-century homes where original damp proof courses and wall ties are reaching the end of their life.

Basingstoke

Post-war and new-town housing where condensation and black mould are frequent problems in well-sealed homes.

Our cracked walls & wall ties service in Hampshire

Cavity walls are held together by metal ties bridging the gap between the inner and outer leaves. Older mild steel ties corrode, and as the rust expands it lifts the mortar joints, causing horizontal cracking. Eventually the ties can fail completely and the outer wall can bow away.

Where ties have failed, we install high-performance stainless steel replacement ties in the pattern required by current building regulations and, where necessary, isolate the old corroded ties so they stop expanding.

Where cracking has already occurred, structural crack stitching restores strength. Mortar joints are raked out, high-tensile stainless steel helical bars are bonded in with specialist resin, and the joints are repointed to match, giving a strong, discreet repair.

Cracked Walls & Wall Ties in Hampshire: your questions

How do you inspect wall ties?

We drill small holes into the mortar and use a borescope (a small camera) to see the ties in the cavity, without opening up the wall.

Are all cracks a sign of failed wall ties?

No. Cracks can come from settlement, subsidence, defective lintels, thermal movement or timber decay. Diagnosing the cause correctly is essential before any repair.

How long does wall tie replacement take?

Most houses take a few days, depending on size and access. The work is done from outside, so disruption indoors is minimal.
