Experts in Cracked Walls & Wall Ties in Oxfordshire Since 1971

Horizontal cracks every few courses of brickwork, bulging walls and lifting window sills are classic signs of failing cavity wall ties, a problem we find in many Oxfordshire homes built with early mild steel ties.

Other cracks have different causes. Our surveyors inspect the ties inside the cavity with a borescope and assess any cracking before recommending a repair.

In Oxfordshire we repair cracked masonry in both historic stone and brick buildings and twentieth-century cavity-walled homes, choosing repair methods that suit the original construction.

Signs of cracked walls in Oxfordshire properties

  • Horizontal cracks in mortar joints, often every fourth to sixth course
  • Bulging or bowing external walls
  • Window sills or lintels lifting
  • Stepped cracks around doors and windows
  • Cracked or bulging render
  • Gaps opening between walls and window frames

What causes cracked walls in Oxfordshire properties?

Oxfordshire is full of historic buildings: Cotswold limestone cottages, ironstone houses around Banbury, timber-framed and thatched properties, and Georgian and Victorian townhouses in Oxford, Henley and Abingdon. Many are listed or in conservation areas, built with lime mortars and solid stone walls that need breathable, sympathetic treatments rather than impermeable modern materials.

Riverside towns along the Thames, including Henley, Wallingford, Abingdon and parts of Oxford, sit on low-lying ground with high water tables and flood risk, which puts cellars and ground floors under moisture pressure.

Where we see cracked walls most in Oxfordshire

Banbury

Ironstone houses alongside interwar and post-war housing, where damp in solid stone walls and wall tie corrosion feature.

Didcot & Thame

Newer housing and period town centres, where condensation in modern homes and rising damp in older ones are common.

Oxford

Georgian and Victorian townhouses, college buildings and riverside homes, many listed, in a city with a long history of flooding from the Thames and Cherwell.

Our cracked walls & wall ties service in Oxfordshire

Cavity walls are held together by metal ties bridging the gap between the inner and outer leaves. Older mild steel ties corrode, and as the rust expands it lifts the mortar joints, causing horizontal cracking. Eventually the ties can fail completely and the outer wall can bow away.

Where ties have failed, we install high-performance stainless steel replacement ties in the pattern required by current building regulations and, where necessary, isolate the old corroded ties so they stop expanding.

Where cracking has already occurred, structural crack stitching restores strength. Mortar joints are raked out, high-tensile stainless steel helical bars are bonded in with specialist resin, and the joints are repointed to match, giving a strong, discreet repair.

Cracked Walls & Wall Ties in Oxfordshire: your questions

How do you inspect wall ties?

We drill small holes into the mortar and use a borescope (a small camera) to see the ties in the cavity, without opening up the wall.

Are all cracks a sign of failed wall ties?

No. Cracks can come from settlement, subsidence, defective lintels, thermal movement or timber decay. Diagnosing the cause correctly is essential before any repair.

How long does wall tie replacement take?

Most houses take a few days, depending on size and access. The work is done from outside, so disruption indoors is minimal.

Do you cover all of Oxfordshire?

Yes. Our surveyors cover the whole county. Get in touch with your postcode to arrange a visit.

Do you treat listed and stone buildings in Oxfordshire?

Yes. Much of our Oxfordshire work is on listed limestone, ironstone and timber-framed buildings. We use breathable, lime-compatible materials and fix causes such as raised ground levels and failed rainwater goods before considering anything invasive.

Which parts of Oxfordshire do you cover?

We visit Henley, Abingdon, Wallingford and Oxford most often, and cover the rest of the county on request. Call us to check your area.

Client testimonials

Our living room and hall was badly damaged by a leaking pipe from the flat above. Not only did they do an excellent job repairing it but they dealt with my insurance company who paid me in full. I wouldn't hesitate to recommend them.
