Experts in Cracked Walls & Wall Ties in Middlesex Since 1971

Horizontal cracks every few courses of brickwork, bulging walls and lifting window sills are classic signs of failing cavity wall ties, a problem we find in many Middlesex homes built with early mild steel ties.

Other cracks have different causes. Our surveyors inspect the ties inside the cavity with a borescope and assess any cracking before recommending a repair.

The 1920s and 1930s houses that make up much of Middlesex were among the first built with cavity walls, and their original ties are now commonly corroded.

We replace wall ties and stitch cracked brickwork across Harrow, Hounslow, Ealing, Enfield and Twickenham.

Signs of cracked walls in Middlesex properties

  • Horizontal cracks in mortar joints, often every fourth to sixth course
  • Bulging or bowing external walls
  • Window sills or lintels lifting
  • Stepped cracks around doors and windows
  • Cracked or bulging render
  • Gaps opening between walls and window frames

What causes cracked walls in Middlesex properties?

Much of Middlesex was built up in the 1920s and 1930s, so interwar semis and terraces are everywhere, alongside Victorian terraces in Twickenham, Hounslow and Ealing and older riverside cottages. Interwar cavity walls were often built with mild steel wall ties that are now corroding, and suspended timber floors with blocked air bricks are a frequent cause of rot.

Riverside towns such as Shepperton, Sunbury, Staines, Twickenham and Teddington sit on Thames gravels with a high water table, and parts are in the river's flood plain. That brings damp cellars and moisture pressure to ground floors close to the river.

Where we see cracked walls most in Middlesex

Harrow & Pinner

Metro-land semis on London Clay, where seasonal ground movement and mild steel wall ties lead to cracked brickwork.

Enfield

Large areas of 1930s housing on clay, where wall tie failure and condensation are frequent findings.

Ealing

Edwardian family homes, many converted into flats, alongside 1930s semis with corroding wall ties.

Our cracked walls & wall ties service in Middlesex

Cavity walls are held together by metal ties bridging the gap between the inner and outer leaves. Older mild steel ties corrode, and as the rust expands it lifts the mortar joints, causing horizontal cracking. Eventually the ties can fail completely and the outer wall can bow away.

Where ties have failed, we install high-performance stainless steel replacement ties in the pattern required by current building regulations and, where necessary, isolate the old corroded ties so they stop expanding.

Where cracking has already occurred, structural crack stitching restores strength. Mortar joints are raked out, high-tensile stainless steel helical bars are bonded in with specialist resin, and the joints are repointed to match, giving a strong, discreet repair.

Cracked Walls & Wall Ties in Middlesex: your questions

How do you inspect wall ties?

We drill small holes into the mortar and use a borescope (a small camera) to see the ties in the cavity, without opening up the wall.

Are all cracks a sign of failed wall ties?

No. Cracks can come from settlement, subsidence, defective lintels, thermal movement or timber decay. Diagnosing the cause correctly is essential before any repair.

How long does wall tie replacement take?

Most houses take a few days, depending on size and access. The work is done from outside, so disruption indoors is minimal.

Do you cover all of Middlesex?
