We recently surveyed a property in Pimlico with suspected True Dry Rot Fungi (Serpula lacrymans). Our fully qualified timber and damp Surveyor carried out a thorough inspection which included using a sharp instrument to probe the timbers and an electronic ‘Survey Master’ damp meter to assess the extent of the moisture levels.
A virulent attack of the True Dry Rot Fungus was discovered to be affecting the front and right floorboards, joists, plates, skirting timbers, and surrounding masonry.
Dry Rot Fungus is sensitive to a moisture content below 20% and to temperatures over 25C. It is therefore essential that the cause of the moisture ingress, that has been identified, is rectified and rapid drying of the structure is promoted immediately.
In this case our surveyor’s opinion was that it may have spread from the adjoining property which had an attack of Dry Rot 6 months prior to our Survey. We also found that there were defects to the external rainwater gully which was causing damp to penetrate into the property and saturate structural timbers.
